30 Days.

• All specifications and costs are subject to change, increase, or decrease without prior notice due to fluctuations in taxes and raw material prices.
• Any additions and deletions in the work value price accordingly to change.

SPECIFICATION DISCLAIMER

This document serves as a project specification, not a contract. A formal contract will be executed once the customer officially initiates the project with Arcmen Architecture and Constructions.

WARRANTY

• 20 years Structural Warranty: against major structural defects affecting the foundation & foundation cracks, load-bearing Colum, beam and roof slabs.
• 2 years Warranty: against defects in electrical wiring, plumbing piping, and HVAC installations.
• 1 year Warranty: against defects in standard finishes, plastering Hair line cracks of natural settling phenomenon in new construction, carpentry work, tiling, and general workmanship.
• Warranty services are applicable up to 1% of the Base project value.
• Warranty certificate will provide after completion of project and payment successfully.

WARRANTY DOES NOT COVER

• If payment is not completed fully, the warranty is not covered and not eligible.
• Any other Vendor Product or vendor involved in our products warranty will not be covered.
• Purchased from the Third-party vendors, besides those Manufacturer warranty will cover.
• Damage caused by ordinary wear and tear, abuse, neglect, or lack of proper maintenance by the Owner.
• Natural disasters, acts of God (storms, floods, earthquakes), or fire.
• Breakages / Damages on account of negligence, unintended usage, misuse, accident, any act of abuse.
• Cracking or settling of concrete, drywall, or stucco that falls within normal industry tolerances.
• Alterations, additions, or repairs made by the Owner or a third-party contractor after the completion date.
• If a client violates the building approval standards of government authority norms.
• Without setback construction works.
• High Voltage fluctuations affected by electrical wire and fittings.
• Any additional works done without knowledge of Arcmen.

CLAIMS PROCESS & ACCEPTANCES

• Owner must notify the Builder in writing within 15 days of discovering the issue.
• The Builder will inspect the defect and repair or replace the item within a reasonable time frame.
• Client will accept such works builders said timeline for repairs works quality.
• Warranty services are applicable up to 1% of the Base project value.

AFTER SALES & SERVICES

• We provide 1 free service visit within 5-6 months of project completion.
• Out station projects complaint or maintenance cost will differ depending on transport mode and lodging.
• The decision to repair / replace Cost will be at the sole discretion of the Company.
• Valid warranty claims will be attended promptly.
• After one year the complaint Visit will be chargeable minimum at Rs.1200/- per call.

DESIGN SERVICE TIMELINE & SUPPORT

• Client must confirm booking payment before design services commence.
• Services require minimum 60 working days depending on project value.
• Project dates count start from final confirmation of drawings and contract.
• Timeline varies depending on revisions and project conditions.
• Architect and designer support will be provided depending on package.

DESIGN TERMS

• Interior designing cost free if interior work executed with us.
• Client must visit studio and sign production drawings and material chart.
• 3D designs are preview representations only.
• Each room maximum 2 directions shown in design.
• Each Design Maximum of 4 views.
• Additional designing coordination charges apply for external execution works.
• Removed design scope will attract design charges.
• Architectural services only available with separate payment terms.

SCOPE CHANGES & TIMELINE ADJUSTMENTS

• Additions and deletions during design progress alter the work price.
• Changes during execution will attract additional cost and time.
• Delay in discussions, decisions and payment extends project timeline.

DELIVERY & DELAY COMPENSATION

• 20-30 working day grace periods applies.
• Compensation limited to lower value between last milestone or 1.5% of project value.
• Client side delays are counted in delay period.
• Customized materials and imports may increase delivery time.

LEGAL, COMPLIANCE & COMPANY RIGHTS

• Customer shall not approach Vendors directly without written consent.
• Arcmen shall not be liable for Force Majeure events.
• Photos & Videos may be taken for company monitoring purpose.
• All designs remain exclusive property of Arcmen.
• These Terms constitute legally binding agreement.
• Jurisdiction in Porur, Chennai.

CUSTOMER CONDUCT POLICY

• Zero-tolerance policy for verbal abuse or offensive language.
• Clients must maintain respectful and professional communication.
• Customers cannot directly instruct site workers.

CLIENT SCOPE FOR CONSTRUCTION

• Building plan approval.
• Electricity Board connection & deposit.
• Metro Water connection.
• Bore well & Sump motor.
• Provide power supply & water for construction.
• Additional unusual site expenses borne by client.

WHAT’S EXCLUDED IN CONSTRUCTION

• Landscaping & Interior Decor & Furnishings Work.
• Lift, Swimming Pool and RCC walls.
• Pile foundation.
• Outside stairs.
• Water proofing chemical treatment.
• Designer window grill.
• Main Door & Balcony grill works.
• Tube lights, Fans and Fancy lights.
• Temporary toilet and labor stay huts.

CONSTRUCTION ADDITIONAL WORKS

• Building Elevation Work.
• Over Head Tank.
• Septic Tank.
• Sump.
• Compound Wall & Ramp.
• Main Gate.
• Weathering Course.
• Safety Grill Gate.

OUTSTATION & TRANSPORTATION

• Designer visiting charges Rs.1200 outside Chennai.
• Outstation charges vary based on travel and stay.
• Transportation, labour boarding and lodging charges additional.

CANCELLATION & REFUND POLICY

Arcmen follows a strict no-refund policy. Returns are not applicable for non-manufacturing defects.
